Boerum Hill: From a 17th-Century Hamlet to Row-House Blocks
The Boerum Hill Historic District was designated by the Landmarks Preservation Commission on November 20, 1973. According to LPC, the area’s history can be traced to 1645, when the first of three local land patents was purchased by Jan Eversen Bout, and the hamlet that developed between the Wallabout and the Gowanus was known as Breuckelen, officially recognized in 1646. The district’s row houses range in style from Greek Revival to Queen Anne, including a simplified Greek Revival that stayed in use after it had fallen from fashion elsewhere, and later Italianate examples.
For a seller, the useful question is whether the actual house is inside the district and how it has been altered over time. Many Boerum Hill houses have seen extensions, conversions or earlier renovations. Check the address on the LPC map and gather permits and documentation for past work. Landmark status can affect approvals for exterior changes; it does not mean every change is prohibited or that every nearby house has the same status.
