Cobble Hill: From Farms to a Row-House Suburb
The Cobble Hill Historic District was designated by the Landmarks Preservation Commission on December 30, 1969. According to LPC, the area’s history begins in the 1640s, when Dutch governor Willem Kieft granted patents for farms north of Red Hook. Henry Street was opened by 1828, and after the South Ferry began operating in 1836, Cobble Hill changed from farmland into a residential suburb of row houses for people working in Manhattan. Its buildings include Greek Revival houses of the 1830s and 1840s and later Gothic Revival, Italianate and early Romanesque Revival styles of the 1850s and 1860s.
For a seller, the useful question is whether the actual house is inside the district and how it has been altered over time. Many Cobble Hill houses have seen extensions, conversions or earlier renovations. Check the address on the LPC map and gather permits and documentation for past work. Landmark status can affect approvals for exterior changes; it does not mean every change is prohibited or that every nearby house has the same status.
