Greenpoint: Shipyards, Rowhouses and a Historic District
Greenpoint’s growth was tied to the East River shipbuilding industry. According to the Landmarks Preservation Commission, many of its houses were built for people employed in the shipyards, alongside substantial rowhouses for the owners and managers of nearby businesses and factories, and modest walk-up apartment buildings. The Greenpoint Historic District was designated on September 14, 1982.
For a seller, the useful question is whether the actual building is inside the district and how it is configured. Two Greenpoint houses of similar size can be very different properties: a single-family rowhouse and a walk-up with tenants follow different rules. Check the address on the LPC map and confirm the occupancy of each unit. Landmark status can affect approvals for exterior work; it does not mean every change is prohibited or that every nearby building has the same status.
