Sell Your Property in SoHo, Manhattan
Explore an as-is sale. Review the price, costs and timing in writing.
A Sale That Fits Your Property
If you are considering selling in SoHo, start with the property itself: its condition, ownership, occupancy and your preferred timing. A direct-sale proposal is one option to compare with an agent-led listing.
What to Compare Before You Decide
- The proposed price and expected net proceeds after costs
- Any repairs or cleanout required before closing
- Proof of funds, contingencies and deposit terms
- Tenant rights, title issues and any estate requirements
- The closing date and possession terms in the contract
Know the Property, Not Just the ZIP Code
Even within SoHo, two properties may need very different plans. The building type, alterations, condition and occupancy all matter. We do not publish an automatic valuation or promise a price based on a neighborhood name.
SoHo: Cast-Iron Lofts and Landmark Status
According to the Landmarks Preservation Commission, many SoHo buildings went up after the Civil War as store and loft buildings, and artists began converting vacant lofts into studios in the 1960s. LPC designated the SoHo-Cast Iron Historic District in 1973, and on May 11, 2010 it designated an extension covering about 135 additional properties on the blocks to the east and west.
For a seller, the practical checks are whether the building is inside the district and how the property is owned. Much of SoHo is co-op and condo loft space rather than one-family houses, and a co-op or condo sale follows different rules, including board processes. Check the address on the LPC map. Landmark status can affect approvals for alterations; it does not mean every change is prohibited or that every nearby building has the same status.
